This project was a phased industrial warehouse and trucking facility in a remote development area of Surprise. Phase I included 42,000 SF of office and warehouse improvements, and phase II added an additional 32,000 SF of warehouse space, as well as a semi-tuck access drive. Phase II accommodated the client’s future growth potential and enhanced the site to meet the facility’s operational demands.
Developing the Needed Infrastructure
At the time of construction for Phase I, the site did not have the necessary roadway or utility infrastructures in place to support the project. Therefore, major design and construction improvements to the adjacent arterial street were needed, including water and sewer main line installations. Since the water infrastructure had limited pressure, a fire tower had to be designed and constructed in conjunction with the fire protection measures for the building.
