Building upon an existing Mercedes dealership on 24 acres, phase I of this project included adding a 34,000 SF service building and a 120,000 SF parking garage. Phase II added a Lexus dealership with sale and service facilities, and the Audi dealership was built in phase III. Such a large expansion called for the team to analyze the existing drainage systems and utilities, and design traffic improvements.
Building at a Slight Slope
Although the site had space, there was a large amount of fall across it that needed to be accounted for. 4-5 feet of fill was required to create a flat space for the service building; however, by giving the building a 1% slope, the team was able to reduce the amount needed. At 1% slope, it was determined that the tools used by the automotive technicians would not roll if dropped on the floor, so the client saved significant expense.
A Suspended Parking Garage
The client needed to add parking space for employees in a remote lot in the back of the dealership. The only viable space to meet this need was the surface retention basin, so the parking garage was built on caissons suspended over the basin. This alternate design concept saved the client considerable construction dollars.
