The Westgate Healthcare Campus is the newest Simon Medical facility, located in Glendale, Arizona’s Westgate, which is a high-profile location and home to multiple medical, athletic, shopping, and multifamily developments. The campus will include five buildings on 13.5 acres along Glendale and 99th Avenues. Development stipulations for this location were unique because it was subject to multiple city county jurisdictions. The Site Consultants, Inc. (a division of Westwood) team pulled on their experience in the area and their network of contacts to assist in the site master-planning as well as to facilitate the completion of the necessary entitlements and civil design construction documents to meet all of the jurisdictional requirements.
A Unique Design within a Master Plan
Due to the high-profile nature of the Westgate development area, the design layout of the campus was not on the usual rectangular plan but on a circular pattern with the site’s main four- and six-story buildings located at the center. This distinct layout required creative design solutions to accommodate both the installation of the required on-site public utility infrastructure and the necessary fire access for the multi-story buildings. Beyond this, the site had some construction improvements completed based on two previously planned hotels. To eliminate the time and expense of removing all of the existing improvements, the design team incorporated a portion of the already installed on-site storm drainage and retention system into the construction documents for the proposed development plan.
