Situated on the bluff, high above the Minnesota River, this 33-acre project included a 150,000 SF, one-story office building; 95,000 SF, three-story office building; and a 81,000 SF, one-story office building designed to capitalize on river views and accommodate company growth. Westwood worked with the developer and architects to provide site development solutions for the buildings which were built in phases and part of a larger mixed-use development.
Topographic challenges of this sloping Minnesota River Valley site included elevation changes, stormwater management, traffic management, and airspace requirements due to flight patterns of nearby airports.
Creative Grading and Design Solutions
Because of this steeply sloping site, Westwood incorporated significant retaining walls into the grading design to maximize the site area and accommodate full truck access to the building. An adjacent trail and drainage features with underground stormwater vaults were also included in the design to accommodate a third building. Westwood coordinated with the Metropolitan Airports Commission (MAC) to meet airspace requirements for this site.
