Overview

This 5.4-acre site was formed from a combination of three commercial and four residential lots to accommodate a two-story medical office building adjacent to an established wooded residential neighborhood of winding roads and natural areas.                      

Easing Resistance and Meeting Regulations

The biggest challenge was getting through the political process on multiple levels. Residents nearby formed an active and vocal group of resistance. Faced with a wave of complaints about the redevelopment, the City Council required the residents and the developer to work together to get the project approved. In the end the residents were on board and approved the final design. 

Strict stormwater requirements meant designing underground vaults and rain gardens to restrict water discharge rates. The Westwood team designed an intensive system of retaining walls required by the steep terrain of the site.

Visuals Help to Obtain Approval

Westwood’s team creatively designed a plan that fit harmoniously into the existing landscape of the neighborhood. To help residents visualize the project, the team provided meeting forums, color renderings, presentations, and preliminary staking of building corners until the neighborhood came around and the city approved the project.
