Royal Oaks Friendship House is a two-story, 56-unit memory care facility with a secure outdoor amenity area for the residents, located in an existing 36-acre community. This project has several development challenges, including limited remaining development space, inadequate drainage structures, infrastructure systems at capacity, and multiple required governmental agency approvals for obtaining building permits. Our team was selected because of our previous successful work within the community.
This project required demolition of the existing aging townhomes, surface landscape retention basin, utility infrastructure, and roadway improvements. The team designed new utility infrastructure and drainage facilities, which required negotiating approval of a new underground retention system installation. The team also redesigned the interior streets to accommodate fire access for emergency vehicles.
