The site of Jacinto Lofts used to be commercial, but had been vacant for over 20 years. Rezoning a commercial site for residential use takes a big effort, in that everyone involved – the city, community, and developers – must reach an agreement. This process can sometimes take up to two years, but the team was able to get a residential plan approved in four months.
Working with the Community for a Better Project
Open communication lines with those involved was the key to moving the project forward so quickly. By discussing all options for the site with stakeholders and neighborhood leaders, it became clear that a residential development was the best choice for the community.
An additional challenge for this project was accommodating the existing easements on the site, specifically drainage and utility easements. By redesigning, moving, and improving the easements, our team was able to maximize buildable space on the site.
