This project is the development of a new prototype, Dutch Bros coffee restaurant. The restaurant was proposed to be constructed in an existing fully-developed 20-acre shopping center development. However, the only suitable location for the restaurant placed the building on top of existing 8-foot diameter underground stormwater retention storage tanks.
Building Over Underground Retention Tanks
City of Scottsdale drainage ordinances do not allow for construction of a building over underground retention storage systems, so our team developed a revised concept for the master drainage infrastructure that would allow for the abandonment of stormwater retention tanks under the proposed building site.
The team then worked with City staff to develop a helical pier system that would allow for the restaurant to be constructed above the underground tanks. This clever design plan made it possible to build without removing the tanks, which protected the client from incurring significant costs.
