The property consists of 22.8 acres of land and is located along the northerly side of State Highway 121. The entire area is a massive development undertaking and a highly competitive area for retail development. Therefore, the property must be above the standard in order to be successful and meet the developer’s expectations. At build out, there will be six to eight lots with a mixed-use development for retail, restaurant, office, and possible hotel.
The site is very flat, which created drainage challenges. With the limited access due to adjacent construction happening on two sides of the property, options for channeling rain water were limited and careful design was key to quality stormwater management. The team was successful in developing an effective and efficient grading and stormwater sewer system flowing to a drainage channel at the rear of the property.
