2021 ALTA Survey Update
The American Land Title Associate (ALTA) and the National Society of Professional Surveyors (NSPS) issued modifications to the 2016 ALTA/NSPS Standards effective as of February 2021.
Land surveyors, clients, and title companies should all realize the positive impacts of this update. The ALTA survey process is not a surveyor-driven exercise, but rather a collaborative effort between the surveyor, attorney, lender, and title company. It is vital all stakeholders work in unison to maximize the effectiveness of the survey to ensure a successful real estate transaction.
The ALTA/NSPS survey may not answer all the questions an owner or developer may have pertaining to real property. However, it is clear it is central to due diligence and provides a great start towards examining and answering many of the questions that arise during the process.
